The owners of the Wild Game and the Evergreen Mercantile properties in Bergen Park have submitted their formal rezoning request to add residential units on the seven acres.

The owners, Dave Wilson and Sean Lynch with Bergen Investors LLC and 1232 Bergen Parkway LLC, want to retain the existing commercial uses that the properties are already zoned for and add up to 250 residential units.

It will likely be months before the rezoning request goes before the Jefferson County Planning Commission, which will make a recommendation to the Jefferson County commissioners, who will have the final say.

The owners want to combine the two properties into a planned development, and the residential units could include multifamily, townhomes, senior living or senior assisted living. The current zoning allows a variety of uses, including offices, gas stations, banks, restaurants, hotels and more.

Wilson said at a community meeting in November that he and Lynch think residential is a “softer use” compared with other uses that could be put on the properties.

Lynch and Wilson noted that Evergreen needed affordable senior and workforce housing, especially in a location that is near services such as RTD bus routes.

Residents at the community meeting were cautiously optimistic about the proposal, saying they still were concerned about wildfire evacuation and wanted to ensure that any new residential development would be compatible with neighbors and wouldn't lower property values.

However, according to the county's pre-application review response, the proposal does not conform with the Comprehensive Master Plan, which recommends commercial/office uses or residential units above ground-floor commercial development. In addition, it said, this area is considered a high-quality wildlife area where movement of wildlife should not be restricted.

According to the rezoning application, the properties are situated in a transitional area between lower density residential and higher intensity commercial and industrial uses where both non-residential and residential uses are appropriate.

The traffic analysis, according to the developers, shows that residential uses would generate less traffic than allowed commercial uses. The proposed rezoning does not result in a higher traffic demand on the surrounding roadway system than the current zoning allows.

Community meeting on El Rancho dev

A community meeting to hear comments on a proposal to build a hotel and retail in El Rancho is scheduled for 5:30 p.m. Wednesday, May 19, via Zoom.

The developers — a group of Evergreen residents led by Jack Buchanan with Northstar Ventures — want to rezone the property where the former Observatory building, RTD Park-n-Ride, Foothills Fire and Alpine Rescue are from Commercial-1 to a Planned Development.

The community meeting will allow the developers to present their proposal and to gather public comments before they submit their formal rezoning request to Jefferson County Planning & Zoning.

Rezoning ask on High Drive withdrawn

The owners of a 10-acre parcel on High Drive have withdrawn their request to rezone the property to allow for three homes to be built there.

The owners, Greg and Trina Leondorf, wanted to rezone their property from Agriculture-2, which allows one home on 10 acres, to Suburban Residential to allow them to build homes for themselves and their two sons.

Neighbors in the Peaceful Hills subdivision said at a Dec. 16 community meeting that they were concerned about the impact of three wells on existing wells, fire mitigation, traffic and wildlife habitat and losing the iconic meadow.
