Rezoning sought for half acre near Evergreen South center

Developer Ron Lewis of Evergreen is seeking a zoning change for a half-acre now used for storage west of the Evergreen South Shopping Center at Highway 73 and Turkey Creek Road in Marshdale.

The fenced-in property is used by an auto repair shop and houses some trailers and fencing materials.

Lewis said he has no plans to build anything on the parcel; he just wants to replace the existing residential zoning with more appropriate commercial zoning in case he ever decides to use it for parking or something else.

An informational community meeting with Jefferson County planners was scheduled for Jan. 22 in the barn at Evergreen Memorial Park on Turkey Creek Road.

Lewis purchased the original 5.5 acres in 1978. But only 2 acres were zoned commercial; the rest was zoned residential.

Lewis sold off 3 acres in 1-acre pieces, leaving a half-acre of residential-zoned property attached to the shopping center, said Doug Reed, a land consultant working with Lewis on the rezoning.

About six people showed up for the meeting, Reed said. Most had questions about Lewis’ plans for the property.

The rezoning is in the pre-application stage and still has to be approved by the board of adjustment and the county commissioners.
